Buy To Let Mortgage Rates Uncertain After Ceasefire

Buy-to-let mortgage rates remain uncertain despite a cooling-off ceasefire in the US-Iran conflict during April 2026.
US President Trump's negotiation style of making threats he often doesn't carry out is bamboozling the markets, but unless a fixed deal ends within the next few months, the long-term nature of mortgages means lower rates in some years are likely to smooth the impact of higher rates in others.
Some mortgage experts are already claiming that mortgage interest rates are starting to fall. Adam French, head of consumer finance at Moneyfactscompare.co.uk, said:
"Markets welcomed the reported reopening of the Strait of Hormuz, with two- and five-year swap rates falling back below 4 percent for the first time in a month."
"This strengthens the view that mortgage pricing may have peaked, particularly as we've seen the first Moneyfacts reports the average 2-year fixed residential mortgage rate has nudged up to 5.20% today percent, from 5.10 percent three days ago. Rates were 4.84 percent before the US-Israeli coalition struck Iran."

Best buy-to-let mortgage rates
A buy-to-let borrowing deal that failed to make the charts is a 5.35 percent fix until May 31, 2028, from HSBC. Although the rate is far from the best deal, the mortgage comes without product fees, a free valuation and the option to make overpayments up to a maximum 75 percent loan-to-value.
