Enhanced Tenant Online Application System

We've listened closely to your feedback and are excited to unveil a suite of improvements to the Prospective Tenant/Guarantor Online Application Form. These enhancements make it faster, smarter and more flexible--especially when it comes to guarantor handling, AI analysis and transaction reporting. Best of all, they're available now on our live site. Read on for a quick tour of what's new and how it will streamline your workflow.

What's New?

  • Separate Guarantor Application
    You can now issue a standalone guarantor form. Simply choose "Guarantor" under Applicant Type and send the link directly--no need to wait for a tenant to enter guarantor details. We still recommend embedding guarantor questions in the Lead Tenant form for speed, but the new option ensures you can deal with guarantors on their own timeline if you prefer.
  • Improved AI Analysis
    Our AI engine now delivers richer, more accurate summaries of each application. It spots potential red flags and highlights strengths so you can make quicker, more confident decisions.
  • Stabilised Transaction Import
    Earlier hiccups with missing bank transactions have been resolved. Once an applicant authorises via Open Banking, you'll reliably receive the full 90-day history every time.
  • Raw JSON Access
    Curious about the exact data? You can now view the raw JSON payload of any imported transactions.
  • AI Transaction Listing
    Ask our AI to reproduce a clean list of all transactions if you need to share or review them in a straightforward format--no more scrolling through raw data.
  • 35% Faster Response
    Even with hundreds of transactions to analyse, initial AI summaries now arrive up to 35% quicker than before. That means less waiting and more doing.

How It Works: The Core Features

  1. Applicant Type Selector
    When you click Add New Applicant, you'll see the updated Applicant Type dropdown with three options:

    • Lead Tenant: Full application, including tenancy details, guarantor option and Open Banking flow.
    • Joint Tenant: A slimmed-down form that avoids repeating questions already answered by the lead.
    • Guarantor: A standalone guarantor form.

    All options are followed by a privacy policy, confirmation and, if enabled, the Open Banking step.

  2. Seamless Document Collection
    Applicants can securely upload passports, payslips and other documents.
  3. Open Banking Integration
    When you enable bank statement authorisation, applicants grant access via a trusted Open Banking flow. AI can then analyse their last 90 days of transactions to help you assess affordability and reliability.
  4. AI-Powered Insights
    Hit Analyse with AI to get:

    • A bulleted pros-and-cons summary of the application
    • A transaction list on demand
    • The option to view raw JSON

    You can then ask any follow-up questions to dive deeper--our support team is happy to suggest ideas if you're not sure where to start.

  5. Instant Notifications
    The moment an applicant completes their form, you get an email alert. You can dive in right away--no more manual checks or chasing paperwork.
  6. Smooth Transition to Tenancy
    Once you're ready to move forward, all collected data flows straight into our Tenancy Builder or referencing tools. That means you spend less time re-keying information and more time closing deals.

Getting Started

  1. Navigate to Applications → Applicants in the Tenancy Builder section of your dashboard.
  2. Click Add New and fill in the landlord, letting unit and applicant details.
  3. Select the Applicant Type that suits your need--Lead Tenant, Joint Tenant or Guarantor.
  4. Configure rent, deposit and bank-statement options as usual.
  5. Click Save to generate the unique URL and access code.
  6. Copy the link and code (or paste the full invitation text) into your email or messaging app, then send.
