LandlordAId Upgraded with GPT-5 AI Chatbot

Landlords and letting agents using the Guild's website will notice improvements to LandlordAId, the AI chatbot available at the bottom right of every page. Over the last few days, the system has been completely rebuilt, now powered by the latest GPT‑5 model. The changes aim to make responses more accurate and helpful when subscribers ask questions about tenancy law, Guild services, or technical support.

Built from the Ground Up

The upgrade is not just a software patch but a full rewrite. LandlordAId's underlying code has been stripped back, removing hundreds of lines of legacy logic. That makes the chatbot faster and easier to maintain, while also reducing the risk of errors.

The streamlined design means subscribers should see smoother performance across the board.

"We took the opportunity to start fresh. By removing unnecessary layers, LandlordAId is now leaner and better focused on the specific questions landlords and agents actually ask."

A Shift to GPT-5

The biggest change lies in the model itself. Subscribers now benefit from GPT‑5, OpenAI's newly released flagship model, which CEO Sam Altman described as making you feel like "you can ask a legitimate expert, a PhD‑level expert, anything."

GPT‑5 also brings major new capabilities: it can dynamically switch between fast and deep‑reasoning modes depending on query complexity, and significantly reduces hallucinations, especially on complex tasks.

Speed vs Accuracy

The new setup strikes a balance between efficiency and depth. The streamlined codebase means conversations flow more smoothly, but because GPT‑5 performs deeper reasoning, responses may take slightly longer.

That said, the payoff is considerable. A tenancy‑related query might take a few seconds longer, but the explanation should now be more accurate and clearer.

"Despite running faster behind the scenes, the responses may feel slower because GPT‑5 actually takes more time to 'think'. That's a trade‑off we're happy to make if it means subscribers get the right answer the first time."

Note: If you tried the chatbot on Monday and were a little overwhelmed by responses, we apologise. We have introduced changes to calm responses, and it now provides more concise, shorter responses while maintaining accuracy. We are continually monitoring and will keep tweaking until we find a good balance. After receiving a response, you can send the command \detail for a revised, more comprehensive response to the last question.

Improved Handling of Follow-Up Questions

One other area of focus has been how LandlordAId deals with conversations across multiple turns. Previously, it sometimes drifted off‑topic when a subscriber asked a follow‑up. The new version is stricter about continuity: if a message is unrelated to the earlier conversation, LandlordAId will stop and suggest starting a new chat.

This helps avoid confusion and keeps threads focused. Members can still ask follow‑up questions naturally, but if a new issue arises, it's now much clearer when to open a fresh conversation.

Commands

After a response has been received, there are new commands that can be typed into the input box with a backslash before the word:

  • \help - lists and explains available commands
  • \new - starts a new chat for an unrelated question, which ensures the assistant accesses relevant documentation for the new topic
  • \email - offers to email you the latest response. You need to be a subscriber for this to work
  • \detail - asks the AI to provide a more detailed and comprehensive version of the last response. Useful if the query was particularly complex, since we have made changes to calm responses from this new model.

Why It Matters

The Guild has long aimed to combine reliable advice and guidance with modern technology. For busy landlords and letting agents, the AI assistant offers an always‑available first line of help — whether that's checking how to e-sign in Tenancy Builder, clarifying deposits, or pointing to the right form. With the GPT‑5 upgrade and a rebuilt foundation, LandlordAId should prove to be more accurate, smarter, and ultimately even more useful for subscribers.
