Mastering Renters' Rights Act 2025: Training

The Renters' Rights Act 2025 received Royal Assent on 27 October and represents the most far-reaching reform of the private rented sector in a generation. Within days, the government followed this with a detailed Roadmap to Implementation and a substantial package of official guidance for landlords, agents and local authorities.

Commencement Day is set for 1 May 2026, with new investigatory and enforcement powers for local authorities beginning even earlier, on 27 December 2025. The window to get to grips with the changes is relatively short, and the detail is complex.

Against that backdrop, Training for Professionals (TFP) has launched a new full-day course, Mastering The Renters' Rights Act 2025, offered as a series of face-to-face events around England, plus two online dates.

Who is delivering the training?

Guild members will be familiar with TFP's work. We have worked closely with them for many years on a range of projects and know their legal training and materials well. Their courses are designed specifically for letting agents and landlords in England and Wales and are consistently well reviewed.

The Renters' Rights Act course continues that approach - a practical, legislation-based day aimed at helping agents and landlords understand what the new framework will mean in day-to-day practice.

What does the course cover?

According to TFP's course outline, the day looks in depth at both the immediate changes under the Act and the reforms that follow. Key topics include:

  • The new assured periodic tenancy structure
  • Transitional rules for existing tenancies
  • The revised rent increase regime and rent challenge process
  • Obligations to provide written statements of terms and information sheets
  • Restrictions on rent in advance and rental bidding
  • Rules around pets, discrimination and "tenant fairness"
  • Enhanced local authority enforcement powers and penalty levels
  • Expansion and doubling of rent repayment order penalties
  • The rollout of the PRS Database and Landlord Ombudsman
  • Links to wider reforms such as Awaab's Law, the Decent Homes Standard and HHSRS changes

The intention is to move beyond headlines and walk through how the Act and associated guidance will work in real cases.

Dates, locations and CPD

TFP are running around 25 public dates between late November 2025 and early March 2026. Venues include Bristol, Central London, Heathrow, Birmingham, York, Newcastle, Exeter, Bournemouth and many other locations, with two "Online in Your Office" options for those who prefer remote learning.

Course fees are currently listed as £235 plus VAT for most venues and £263 plus VAT for Central London and Heathrow. All public courses run roughly 09:15-16:30. TFP note that the training may count towards CPD requirements for bodies such as RICS, UKALA, Propertymark, LLAS/UKLAP and CILEX.
