It's been a busy week at the Guild. Alongside the launch of the new Renters' Rights Act assured periodic tenancy for England, we've rolled out redesigned websites for England and Wales, added a correction tool to digital signing that subscribers have been asking about for a while, made the AI inventory smarter, and extended Tenancy Builder profiles to cover the new RRA fields. Here's what's changed.
The headline change this week is that the new assured periodic tenancy under the Renters' Rights Act is now available in Tenancy Builder for properties in England. If you're setting up a new tenancy on or after commencement, this is the agreement you'll be using.

We run two separate websites: england.landlordsguild.com and wales.landlordsguild.com. Each one holds only the legal content, forms and guidance for its own jurisdiction.
The homepage for each has been rebuilt around how subscribers actually look for things. Two tabs sit front and centre: Search for keyword lookups, and Ask for natural-language questions answered by our AI (which draws on the Guild's own library rather than the open web). Below that, quick-filter buttons jump straight into Articles, Forms, Tech-support, Services, the Landlord Handbook, the Agent Handbook and subscriber Questions.
The top navigation has been trimmed to the essentials, with a country switcher so you can hop between England and Wales with a click.
Have a poke around. Almost everything is reachable from the homepage now.
A small change that saves a lot of faffing. If you start a digital signing run and realise a party's email address or name has been entered incorrectly, there's a new Update Info button that lets you correct it directly on the digital signing events page, next to the party whose turn it is to sign.
Click the Update Info button, save the correction, and a new signing request will automatically go out to the new address. No separate reminder needed.
One important caveat: this only updates the signing request and the notifications that go with it. It does not change the text of the tenancy agreement itself. If a party's name is wrong on the agreement PDF, you'll still need to cancel the signing, duplicate the tenancy, amend the details and rebuild.

The AI inventory has been refreshed.
At the top of each inventory template, there's now an optional AI comment box. Anything you put here applies to every room the AI builds in the template, not just one. A single line like "the property has been fully refurbished and decorated throughout" is enough to steer the whole build and saves a lot of repetitive tweaking afterwards.
As you scroll, the add-room/section button floats with you, along with controls to enable or disable the room reorder handles. Building out structure as you go is now a one-click job.
The old dropdown of fixed room names has gone. When you click add room/section, the new entry is simply called "untitled", and you rename it to whatever fits: Lounge, Kitchen, Bedroom 1, Backyard, Garden, or Meters. Related to that, a section no longer has to be a room in the strict sense. Think of it as a room, section or area. A Meters section might contain nothing but the gas, electric and water meter readings and photos, which is much tidier than shoehorning them into the hallway.
Behind the scenes, image analysis has been moved to a higher-grade AI model. It costs us more to run, but we've held the credit price at its current level, so you get better descriptions for the same spend.

Profiles save you from re-entering the same settings every time you start a tenancy: tenancy type, deposit scheme, additional documents, terms, utility selections and so on. They've now been updated for the RRA assured periodic tenancy, with three new questions worth knowing about.
Is it a student HMO? Answer yes, and the ground 4A statement is included automatically where required.
Is an agent involved? If so, the dual written statement will be added without any further action from you.
Supported accommodation explanation. For most members, this should be left blank. It's only relevant to voluntary organisations or registered charities that grant tenancies of supported accommodation and are required under the written statement regulations to set out why the accommodation is supported. The box sits near the top of the last page of Builder. Leave it empty in most cases.
