UK Private Rents Rise 5.7 Percent to August 2025

Average UK monthly private rents increased by 5.7 per cent, to £1,348, in the 12 months to August 2025.

The rate of increase is slowing - down from 5.9 per cent in the year to July, but is still £81 a month higher than a year ago.

According to the latest data from the Office for National Statistics, average rents increased to £1,403 a month (Up 5.7 per cent) in England. This rise was down in the 12 months to July 2025 (6.7 per cent) and is the ninth month in a row of slowing rent increases.

Private rents around the UK

Average monthly rent for Wales was £811, up 7.8 percent (£59) from a year earlier. This rise was lower than in the 12 months to July (8.2 per cent) and below the record-high annual rise of 9.9 per cent in November 2023.

In England, the North East has the highest annual rent inflation rate of the regions, at 9.2 per cent, in the 12 months to August.

Rent inflation was the lowest in Yorkshire and The Humber, at 3.4 per cent. The rise was more or less unchanged from the 12 months to July, following a year of slowing inflation.

London's rent inflation was 5.7 per cent in the 12 months to August, down from 7.3 per cent in the 12 months to July. This was the ninth consecutive month of slowing annual inflation.

Private rents for local areas

Average monthly private rents vary across England and Wales.

Average rent was highest in Kensington and Chelsea, London (£3,614) and lowest in Dumfries and Galloway, Scotland (£523). Excluding London, the area with the highest average rent in August remains Oxford, in the South East (£1,897).

Newport's annual inflation rate has stabilised at high levels following rapid price rises in winter 2024, which led to record-high annual growth in the 12 months to January 2025 (21.4 per cent).

Average rent was more than six times higher in the most expensive local area than in the least expensive.

Private rents by property size

The average private rent in August was highest for detached properties (£1,536) and lowest for flats and maisonettes (£1,321). Average UK private rent was highest for properties with four or more bedrooms (£2,010) and lowest for properties with one bedroom (£1,094).
