On many occasions, tenants will move into a property and then obtain a pet without first asking the landlord.
This letter template is a second letter to the tenant, used where an earlier request has not resolved the position, to confirm the landlord's stance and outline possible next steps under the tenancy.
Before taking any further action, landlords in England should consider the pet consent regime under the Renters' Rights Act 2025: a tenant may make a written request to keep a pet, which the landlord must respond to in writing (normally within 28 days) and must not unreasonably refuse. Any possession route for an ongoing breach would be under section 8 of the Housing Act 1988 (typically Ground 12, breach of tenancy), which is a discretionary ground decided by the court on the evidence. The pet consent rules don't apply to Wales at the time of writing.
