Section 48 Notice Landlord Name and Address
Suppose you have recently purchased a property, and the tenancy has been assigned to you. In that case, you should use the template combining a section 3 notification with a section 48 notice and not this one.
Section 48 of the Landlord and Tenant Act 1987 provides that a landlord must "by notice" give the tenant an address in England or Wales where the tenant can serve notices upon the landlord.
This landlord's name and address are usually included in the tenancy agreement; in that case, this notice isn't needed, but you should use this form if it isn't shown.
You would also use this notice if the landlord's name or address changes during the tenancy, for example, after a name change or moving home. It might also be suitable if there was a mistake in the original tenancy, and this form might help correct the error contained in the landlord's name or address.
The penalty for failure is that no rent is payable until it is complied with. Usually, this is achieved by the tenancy agreement, but this notice is needed where the tenancy is verbal or if the landlord changes address.
The template is PDF and can be completed on-screen before printing and sending. If the tenancy allows notices to be delivered by email, you could then email it, but we recommend posting a copy due to the importance of this document.
