Can Student Tenants Leave Early After S.21 Under the RRA?

Question
I have a fixed-term student tenancy which expires in September 2026. I served a section 21 notice last month to retrieve possession at the end of the term.
With the Renters' Rights Act commencing on 1 May 2026, can the tenants serve two months' notice after 1 May to terminate the tenancy in July or August 2026?
