HMO Rent Increase and Tenancy Agreement Renewal Tips

Hi,

I am the Landlord for about 20 HMOs. Most tenancy agreements are periodic, many over five years or more, and rents have never increased apart from an increase in Council Tax contribution.

We are now looking to renew all tenancies, with a slight rent increase.

If the rent increase is for the end of April, can we renew the tenancy agreements date beginning 1st April for all tenants? Or does the renewal date have to commence the same day as the original TA for each tenant?

I appreciate any help you can provide.
