Quickly create an agreement and download

Login with your standard Guild login at https://docs.landlordsguild.com

Click on "Tenancies" in the sidebar.

Click "Add new tenancy" in the top right corner and select the country of choice.

You should watch the video above before creating your first tenancy.

You do not have to set up a profile, but if you have created one, select the profile you want (or press the button if there is only one). If not, you can ignore the profile and continue filling in the fields.

Select the tenancy type (e.g. assured shorthold or occupation contract) and deposit status from the dropdowns under the primary fields.

To create a draft agreement for sending to prospective tenants before issuing a final version, select Yes to the Is this a draft? option near the top of page one. This option removes any dates and inserts text stating it is a draft agreement for information only. You still need to Save and Build to get a PDF (see next).

Continue to enter the relevant data in all the remaining fields, which are typical of any tenancy agreement. You should also upload your most recent EPC, gas safety and electrical reports when asked. For help with all the fields and what to enter, see the fields section of this help documentation.

On the last page, select Save for later if you wish to return later before producing the PDF, or Save and Build to create the PDF. Then click Submit.

The Builder will display the progress of creating the agreement live. It usually takes about 30 seconds. Once completed, click the green Completed box, and the contract will be downloaded to your computer or shown on screen (depending on your browser's PDF handling settings).

To send the agreement for digital signing, click on the Actions button to the left of the agreement and select Digital signing.

A few quick notes:

  • You can edit an agreement anytime by selecting Edit from the Actions button in the tenancies list.
  • There is no limit to the number of tenancies you can create and download.
  • You can duplicate a previously saved agreement.

Digital signing availability

The digital signing option will not appear in the Actions button menu if any of the following apply:

  • The Is this to be draft? field must be set to No to use digital signing.
  • You must have at least 100 credits available for use.
  • The agreement must have been built with a PDF available and showing as Completed in the status.
