Tenancy Agreement: Adding Coin-Operated Appliance Clauses

Will it be correct to select ‘Landlord pays subject to additional terms fair use policy on the tenancy builder and to include the following:

The washing machine and tumble dryer are coin-operated and are paid for on a pay-as-you-go basis by the tenant. The landlord will pay for all other utility costs. 

Is the above acceptable, please?
