What is Referencing (Tenancy Assessment Report)?

The referencing section provides a tenancy assessment report, which is similar to a credit check (please note that a traditional credit check cannot be performed on tenants as they do not receive credit in this context).

The tenancy assessment report reviews publicly available data, including:

  • Electoral roll checks at the applicant's current and previous addresses.
  • A tenancy assessment score that predicts the applicant’s likelihood of paying rent.
  • A Public Information check to identify any County Court Judgments (CCJs), bankruptcy orders, or voluntary arrangements.
  • A check for any undisclosed addresses linked to the applicant.

The report also includes an automatic check of the Sanctions List.

If no relevant information is found based on the details provided, resulting in a score of 0, you will not be charged and any credits used will be refunded.

We use a UK-based third-party credit bureau with an API to submit the requested details, which returns the report data. Ultimately, the credit data originates from Equifax.

You will receive an email when the report is ready and then navigate to the referencing list and click the green "completed" status message or the action button to download the report.
